For real estate purchase transactions, your attorney will negotiate the contract of sale and coordinate the purchase of title insurance and a survey. Your attorney will also work with the lending institution and the title insurance company to prepare mortgage closing documents and Settlement Statement to be signed by both buyer and seller. Finally, your attorney will coordinate and attend the closing and after closing, will ensure that the deed is properly recorded with the county clerk.
For real estate sales transactions, you attorney will assist with the payoff of any mortgages and/or liens on the property, prepare the Deed, Affidavit of Title, and Form 1099. Finally, the attorney will attend the closing with the client or attend on behalf of the client and have the proceeds of the sale wired directly to the client’s bank account.
